Why an EICR is important

Since 2020, it has been a legal requirement for all rented properties to have a valid Electrical Installation Condition Report (EICR), which must be completed every five years. If an EICR identifies any issues, landlords have up to 30 days to carry out the necessary remedial works.

Unfortunately, since this legislation was introduced, there has been a rise in what we refer to as "drive-by EICRs." This practice involves individuals conducting insufficient tests and often completing the process in just 30 to 45 minutes. The issues that can arise from this shortcut can lead to costly repairs for landlords and, in the worst cases, pose serious dangers to tenants.

What Occurs During an EICR Inspection?

During your EICR inspection, the power will be isolated for approximately 1 to 1.5 hours, depending on the size of your consumer unit. For a standard 7-way consumer unit, you can expect this timeframe while we conduct our dead testing. We will isolate the power at a time that is convenient for you, so you can finish an email or enjoy a quick cuppa!

Next, we will proceed to our live testing phase, which involves checking around 20% of the electrical accessories, such as sockets and switches. Depending on what the engineer discovers during this process, they may choose to inspect additional accessories. You needn't worry about accessing items behind large furniture, such as wardrobes or sofas; we will only check readily accessible points. It is important that we have clear access to the consumer unit, so please ensure that this area is unobstructed before the engineer arrives at your property. Failure to do so may result in a cancellation fee.

Once the engineer has completed the inspection, they will inform you whether the test has passed or failed. The certificate, along with a quote for any remedial works (if necessary), will be provided the following day. If the property is on a tight turnaround, we can expedite this process, provided it is agreed upon in advance.
